Most Units Sold
The end of the year certainly went out on a high note when it comes to real estate sales in the nation’s capital. A case in point is The Atrium in Rosslyn with four closings, three of which had a 100 percent sales-to-list ratio. This full-service building with its atrium lobby and waterfall was jumping in December! Included in the group is Unit #1301, a two-story, two-bedroom, 2.5-bath penthouse with giant windows and a balcony overlooking the city below. The duplex listed and sold for $737,000. Our next highlight is three condominiums with three sales each. Digging deeper, two or the three sales at the strikingly contemporary 22 West in the West End neighborhood were at $2,150,000, tying them for fifth place on the month’s highest sales price list. And, when it comes to cost-per-size, these same two units, #4D and #6D, tied for second place at $1,093.04 per square foot. The two swanky apartments were identical in size, each having three bedrooms, three full baths and 1,967 square feet of living space. Suffice to say, December was an unusual month for sales data!
Moving on to the popular City Vista complex in Mount Vernon Triangle, Unit #1121 was one of several condos across the region that closed at full price. Also in the grouping of three sales each is 1745N in Dupont Circle, a thoroughly intriguing address that combines Historic Row townhouses with modern flats. There were no fewer than seven buildings with two sales each in December. That extensive list includes the trendy 2020 Lofts in the U Street Corridor; 555 Mass with every thinkable amenity in Mount Vernon Triangle; Logan Station with its sleek and modern open living spaces in Logan Circle; Somerset House inside the exclusive Parc Somerset gated community in Friendship Heights; Ten Ten Mass with its 5-star roof deck and swimming pool in Mount Vernon Triangle; The Layfette with its hotel-style living in Penn Quarter and the luxurious Pennsylvania, also in Penn Quarter.
Among this slew of upscale addresses, 2020 Lofts deserves further mention as it tops the month’s highest sales-to-list ratio. Unit #607 is an industrial-chic two-bedroom, two-bath corner residence featuring wood floors, an open gourmet kitchen, a gas fireplace, giant factory-style windows and exposed overhead ductwork. After listing for $739,000, the hipster pad sold for $746,500, equaling 101.01 percent of asking.
Highest Sales Prices
The highest overall sales price for condos and cooperatives in the DC area in December goes to Unit #4E at 1055 High in Georgetown. The fabulous 4,081 square foot penthouse is notable in multiple respects; as the top sale at $5,100,000 as well as the highest price per square foot at $1,249.69 per sq. ft. It also happens to be the first closing at the building since July 2015. With four bedrooms, 4.5 baths and an office with custom built-ins, this extraordinary residence also features a massive live, dine and cook space with a modernist open kitchen with recessed appliances and an extended wraparound wall of windows. Add a private roof deck, Potomac River views and magazine worthy bathrooms, and the result is something truly special for this city home inside of a building with only seven units. In second place is Unit #5C at the iconic Wardman Tower in Woodley Park. The three-bedroom, 3.5-bath apartment was listed at $2,995,000 before selling for $2,900,000. With a spacious 3,173 foot square foot layout, the residence also took sixth place honors in the dollars-per-size category at $913.96 per square foot. The third highest sale in December is Unit #720/721 at the famous Watergate in Foggy Bottom. This was an exclusive Life at the Top property; a completely redone and oversized residence that sold for $2,300,000 after listing for $2,399,000. Among the many improvements in 2020 for the three-bedroom, 3.5-bath cooperative were wide-plank white oak floors, a remodeled kitchen with Wolfe, Sub-Zero and Miele appliances and a remodeled master bath with new Carrera marble floors. Also worth noting is a sweeping terrace with the city’s most picturesque Potomac River views. Fourth place goes to Unit #PH2C at the Ritz-Carlton West End. The renovated two-level penthouse with two bedrooms, three baths and 2,457 square feet of living space sold for $2,200,000 after listing for $2,299,500. Features include a family room, a marble fireplace in the living room, a gorgeous modern kitchen and three private outdoor spaces, including a roof-level deck.
A fifth-place tie goes to 22 West in the West End neighborhood, with Units #4D and #6D each selling for $2,150,000. Continuing this unusual pairing, each had three bedrooms, three full baths and 1,967 square feet of living space, placing them into another tie, this time in the price per square foot category. Closing out the highest priced sales category is Unit #1004 at the Odyssey in Rosslyn. The custom corner unit combines two condos into one, resulting in a unique three-bedroom, three-bath residence that listed for $2,195,000 and closed at $2,090,000. With three-sided window walls and a wraparound balcony, this city home offers stellar views of Arlington, the Potomac River and the Washington Monument.
Highest Sales Price to List Ratio
Topping the list of closings in December’s sales-to-list ratio is Unit #607 at 2020 Lofts in the exciting U Street Corridor. The two-bedroom, two-bath corner residence listed for $739,000, and sold for $746,500, equaling 101.01 percent of the asking price. The condo’s many features include wood floors, a gas fireplace, giant floor-to-ceiling windows, exposed overhead ductwork, a private balcony and a gourmet kitchen with granite counters and stainless steel appliances. The Metro is right outside the door, with Whole Foods and Trader Joe’s nearby. The other seven sales in this list were all at full price, an unusual stat and one that demonstrates just how robust the month was. Adding to the uniqueness, three of The Atrium’s December’s four sales were at 100 percent of asking. Unit #1301 is a penthouse duplex with two bedrooms and 2.5 baths that sold for $737,000; Unit #524 is a two-bedroom, two-bath duplex that sold for $660,000 and Unit #207 is a one-bedroom flat with a huge private terrace that closed at $410,000.
Third place in the sales-to-list category goes Unit #1121 at City Vista in Mount Vernon Triangle. The two-bedroom flat with blonde hardwood floors and an open stylish kitchen sold for its full asking price of $624,500. In fourth place is Unit #148 at Gaslight Square in Arlington’s Rosslyn neighborhood. The spectacular penthouse loft with its soaring 19-foot ceilings listed and sold for full price at $1,350,000. Its many superb features include spiral iron and wood stairs, a sublime white-on-white modern kitchen and a super cool private rooftop terrace.
Next up is Unit #1A at Landmark Lofts on Capitol Hill. Located at the ground level in a historic former schoolhouse, this airy residence with its exposed brick walls and outdoor patio, listed and sold for $785,000. Closing out the month’s impressive sales-to-list grouping is Unit #401 at The Artisan in Penn Quarter. With pale hardwood floors and a fun private balcony, the one-bedroom flat sold for 100 percent of asking at $374,900
Highest Prices Per Square Foot
The highest price per square foot sale in December was also DC Metro’s top closing price for the month. Unit #4E at 1055 High in Georgetown has four bedrooms, 4.5 baths, an office with custom built-ins and a very spacious 4,081 sq. ft. layout. The penthouse sold for $5,100,000, representing $1,249.69 per square foot. This was the first closing at the high-end address since July 2015. The new owners will enjoy a wraparound wall of windows, a massive modern live, dine and cook space, and an extraordinary private roof deck with views of the Potomac River. There’s a tie for second place with a building that has been mentioned more than once in this month’s sales data. Units #4D and #6D at the stylish 22 West in the West End neighborhood each sold for $2,150,000 (fifth place in the highest sales price category). The two swanky flats also had identical sizes, with three bedrooms, three baths and 1,947 sq. ft. of interior space, hence a dead heat at $1,093.04 per square foot.
Third place goes to Unit #315 at Logan Station in the Logan Circle neighborhood. The luxurious penthouse with two bedrooms, a den and 2.5 baths has 1,600 sq. ft. of living space spread out over two stories. There are also private balconies at each level. The closing price of $1,125,000 translates to $992.06 per square foot. In fourth place is Unit #PH16 at the Residences at Market Square
in the Penn Quarter. The lovely apartment with two bedrooms, two bedrooms and a sweeping wraparound terrace has 1,383 sq. ft. of interior room and sold for $1,335,000, thus equaling $965.29 per square foot.
Next up is Unit #720/721 at the Watergate in Foggy Bottom. This Life at the Top property nabbed two honors; the third-highest sales price at $2,300,000 and fifth-highest price per square foot at $964.36 per square foot. The 2,385 square foot floorplan has been extensively remodeled, and come with three bedrooms, 3.5 baths and a beautiful curved terrace featuring stellar Potomac River views. Closing out the list is Unit #5C at Wardman Tower in Woodley Park. The second-highest sales price at $2,900,000 with its spacious 3,173 square foot layout equals $913.96 per sq. ft. From Austrian herringbone floors to beautiful marble baths, this impeccably renovate residence sits within one of DC’s most iconic addresses.
December, 2020 Highest Price New Listings
The final month of the year saw some pricey new listings, topped by Unit #7C at the legendary Wardman Tower in Woodley Park. Listed at $4,995,000, the spectacular 4,648 square foot residence was decorated by Darryl Carter, adding sublime modernity to an exquisitely renovated floorplan with its historic architecture and stunning millwork. There’s three bedrooms, four baths, an amazing Henrybuilt/Thermador kitchen, six-inch oak herringbone floors, amazing views from the balcony and much more. In second place is Unit #103 at the swanky Somerset House in Washington’s Friendship Village. The 3,623 square foot apartment listed for $3,150,000 in December before closing in January for $2,800.000. Included is a private entrance off the lobby, a beautiful living room with fireplace, a family room, a library with built-ins, three bedrooms suites with full baths plus an additional full bath, and multiple patios. Somerset House is part of the exclusive Parc Somerset community, with country club amenities galore.
Coming in third and still available, is Unit #108 at Washington Harbour in Georgetown. Listed at $3,000,000, the three-bedroom, three-bath penthouse with 2,603 square feet of interior space boasts a private terrace overlooking the swimming pool and the Potomac River. With a massive living room with fireplace and built-ins and an incredible open kitchen/dining area that could easily grace a magazine cover, this apartment is truly special. Coming in a very close fourth is Unit #9F at the Westlight in DC’s West End neighborhood. Offered at $2,995,000, the three-bedroom, three bath flat has 2,415 square feet of living space, with giant window walls, pale wooden floors and a stylish yet minimalist open gourmet kitchen with high-end appliances recessed into cabinetry. Our final entry is Unit #B at 25 D Street on Capitol Hill.
