Most Units Sold

June brought in a fresh wave of sales in the nation’s capital. The Odyssey in Arlington’s Rosslyn neighborhood had three sales, including Unit #520 which tied for the fourth highest list-to-closing for the month. The one-bedroom, one-bath flat with 649 square feet sold for full price at $465,000. Union Row in the U Street Corridor also had three closings. The trendy development is comprised of two addresses, the Flats at Union Row and the Lofts at Union Row. Unit #413 has one bedroom, a den and two full baths, with exposed ductwork and other cool industrial touches. The full price sale of $599,000 ties the condo for fourth place in the sale-to-list ratio.

City Vista in the Mount Vernon Triangle had two sales in June. Unit #426 was the second highest sale-to-list ratio for the month. The one-bedroom apartment with a den and two full baths has 1,008 square feet of living space and sold for $644,000, equaling 100.78 percent of asking. The Columbia in the West End also had two sales. The historic former women’s hospital has its own on-site Trader Joe’s! Unit #223 listed at $529,000 and closed two weeks later at $535,000, or 101.13 percent. The bright and attractive apartment has an open kitchen with hanging pendant lights over the breakfast bar, a large bedroom and a dual-entry bathroom.

The Sonata in the Mount Vernon Triangle had two sales including Unit #701, a two-bedroom, two-bath stylish apartment with 1,028 square feet. The flat sold for full price at $669,000. The Wyoming in Kalorama also had two sales. The grand old Beaux Arts building with is known for having Washington’s prettiest lobby, as noted in the National Historic Register. Washington Harbour in Georgetown had two sales as well. Unit #104 sold for $900,000, making it the sixth-highest condominium sale of the month. The opulent 2,316 square foot apartment also has a stunning private balcony.

There were five notable Life At The Top buildings with one sale each. These include CityCenterDC in the Mount Vernon Triangle, the Ritz-Carlton West End in the West End neighborhood, the Waterview in Rosslyn, Wooster and Mercer in Rosslyn and the Wormley School in Georgetown. From this group, Unit #PH6 at the Wormley School is especially notable. The huge multi-story residence in the historic schoolhouse has four bedrooms, 3.5 baths and 4,550 square feet of living space. The one of a kind penthouse sold for $3,650,000, making it the second highest closing in June.

Highest Sales Prices

Unit #71 at 2029 Connecticut in Kalorama accounted for June’s highest priced sale, at $3,900,000. The incredible penthouse spans the entire Connecticut Avenue side of the grand old historic building. With a 5,400 square foot floorplan, the palatial residence includes a huge central gallery, living room, formal dining room, library, giant gourmet kitchen, secondary catering kitchen, five bedrooms and four full baths. Every inch is sublime, with incredible base relief detailing, exquisite floors, multiple fireplaces, a wet bar and more. This sale is also notable as the first closing at the famous Beaux-Arts landmark since April of 2017! Second place goes to Unit #PH6 at the historic Wormley School in Georgetown. The huge multi-level penthouse with 4,550 square feet of living space sold for $3,650,000. Set inside a former schoolhouse, the residence boasts four bedrooms, 3.5 baths, arched windows, restored hardwood floors, a fireplace and a stunning gourmet kitchen. There are three stories in all, including an incredible attic level with cathedral ceilings, skylights and loft-style spaces.

Unit #2M at 3303 Water Street in Georgetown listed and sold for $2,195,000. The two-bedroom, two-bath luxury residence offers 1,806 square feet of living space, with floor-to-ceiling windows offering unobstructed of the Potomac River and Georgetown Waterfront Park. Not only is this one the third-highest closing in June, it’s also the fourth-highest sales to list ratio and the highest price per square foot at $1,215.39! Unit #212 at the Lionsgate in Bethesda accounted for the fourth highest sale at $1,215,000. With two bedrooms, 2.5 baths and 1,791 square feet of living space, this lovely apartment also boasts the largest balcony in the building. Blonde hardwood floors run throughout, the walk-in closets are giant and the gourmet kitchen is straight out of a magazine!

Fifth place goes to Unit #8G at the Ritz-Carlton West End in the West End neighborhood. The two-bedroom, two-bath apartment with 1,147 square feet of living space sold for $1,075,000 after listing for $1,099,000. It is also the second highest price per square foot at $937.23. Extensive renovations include a new gourmet kitchen while a spacious balcony is accessible from multiple entry points. Our final entry in the highest sales sweepstakes belongs to Unit #104 at Washington Harbour in Georgetown. The opulent apartment with 2,316 square feet of living space closed at $900,000. Rich architectural details are found throughout the residence, along with multiple fireplaces, curved room shapes, a modern open kitchen, marble foyer, wood floors and a stunning private balcony.

Highest Sales Price to List Ratio

Topping the sales-to-list ratio in June was Unit #223 at The Columbia, which listed in mid-June at $529,000 and closed two weeks later at $535,000! That equals 101.13 percent of asking. The bright and attractive apartment has an open kitchen with hanging pendant lights over the breakfast bar, a large bedroom and a dual-entry bathroom. Extras include a stacked washer/dryer, garage parking and a storage locker. In second place is Unit #426 at City Vista in the Mount Vernon Triangle. The one-bedroom apartment with a den and two full baths has 1,008 square feet of living space and sold for $644,000, equaling 100.78 percent of asking.

Third place goes to Unit #108 at Solo Piazza in Logan Circle. The two-bedroom, two-bath apartment with 1,117 square feet of space listed for $699,000 and sold for $703,000, or 100.57 percent. Included is a ground level private terrace; a perfect outdoor dining place. Unit #2M at 3303 Water Street in Georgetown listed and sold for $2,195,000. The two-bedroom, two-bath apartment with 1,806 square feet of living space has floor-to-ceiling windows offering unobstructed of the Potomac River and Georgetown Waterfront Park. Not only is this one the fourth-highest sales to list ratio, It’s also the third highest overall condo sale as well the highest price per square foot at $1,215.39 per sq. ft. in June.

Unit #520 at the Odyssey in Arlington’s Rosslyn waterfront community listed for $465,000 and sold for full price. The one-bedroom, one-bath apartment has wood floors, an open kitchen and a private balcony with cityscape views. Our final entry in the sales-to-list ratio is Unit #413 at the trendy Union Row in the U Street Corridor. The one-bedroom residence also has a den, plus two full baths, exposed overhead ductwork, raw concrete ceilings and hardwood floors. With 850 square feet of space, this nifty condo listed for $599,000 and closed at 100 percent of asking.

Highest Prices Per Square Foot

The highest price per square foot honors in June goes to Unit #2M at 3303 Water Street in Georgetown. The two-bedroom, two-bath residence with 1,806 square feet of living space sold for $2,195,000, equaling a sturdy $1,215.39 per square foot. The apartment with its stunning Potomac River views was also the third-highest closing for the month and the fourth-highest in the sales-to-list category at 100 percent. Second place goes to Unit #8G at the Ritz-Carlton West End in the West End neighborhood. The two-bedroom, two-bath apartment with 1,147 square feet of living space sold for $1,075,000, equaling $937.23 per square foot. The remodeled residence was also the fifth-highest condo sale for the month of June.

Third place in the square footage category goes to Unit #2004 at the Waterview in Rosslyn’s waterfront neighborhood. The one-bedroom flat with blonde hardwood floors and 570 square feet of living space sold for $494,000, representing $866.67 per square foot. Fourth place goes to Unit #1005, a one-bedroom, one-bath flat at the Residences at Market Square in the heart of Washington’s Penn Quarter. The 475 square foot apartment with an open layout sold for $405,000 or $852.63 per square foot.

Fifth place goes to Unit #612 at CityCenterDC in the Mount Vernon Triangle. The tidy one bedroom flat with 685 square feet of space closed for $565,000, translating to $824.82 per square foot. The modern apartment with its wood-toned Molteni kitchen cabinets also has a balcony. Our final listing checked off plenty of highlights this month. Unit #PH6 at the Wormley School in Georgetown has multiple levels with 4,550 square feet of living space. The penthouse sold for $3,650,000, making it the second-highest overall sale to go along with its $802.30 per square foot. With four bedrooms, including those in the third-floor attic with its cathedral ceilings, this former schoolhouse is indeed spectacular!

June, 2020 Highest Price New Listings

The legendary Watergate in Washington’s Foggy Bottom community is home to June’s highest priced new listing. This sprawling 10-acre mixed-used complex is located along the Potomac River, west of the White House and south of Georgetown. Unit #1408-S is listed for $4,295,000. With two bedrooms, two full baths and two half-baths, this stunningly renovated cooperative has 4,640 square feet of living space. Redesigned by Cunningham and Quill Architects, the residence features gigantic rooms with white-on-white themes that accentuate the feeling of space. Add 1,500 square feet of private rooftop space, plus 270 degree panoramic views, and you start to get the idea of something truly special. Unit #1PH-18B at the Somerset House in DC’s Friendship Heights comes in second with a $3,995,000 price tag. The captivating penthouse in an exclusive gated community has three bedrooms, two full and three half-baths, and a lovely cherry-paneled library. With 3,554 square feet of living space, the spacious residence with its striking hardwood floors also features a nearly 900 square foot private terrace.

Coming in a close third at $3,349,000 is Unit #PH-703 at The Lauren in Bethesda. With two bedrooms, 2.5 baths and 3,169 square feet of space, this bright and modern living space has tons of extras. Dark grey wood floors contrast with a white gourmet open kitchen. There’s an additional den/office plus showcase baths, a formal dining room, fun sitting nooks and a private balcony. Fourth place goes to Unit #504 at Hampden Row in Bethesda. The 2,870 square foot luxury apartment has three bedrooms and 3.5 baths, with a $3,199,000 price sticker. Dark wood floors, an amazing open modern kitchen and a giant private roof deck are all part of the appeal. It’s back to the Lauren in Bethesda for Unit #602. Listed for $2,999,900, this three-bedroom, 3.5-bath residence has 3,169 square feet of fashionable space. Dark wood floors, white-on-white modern spaces, a fireplace, open gourmet kitchen, private balcony and dramatic tray ceilings are featured.

Unit #2309 at Turnberry Tower in Rosslyn came to market in June with a price tag of $2,969,000 and has already dropped by $100 grand! The sky-high apartment boasts two bedrooms, 3.5 baths and 2,655 square feet of living space. A large den with built-ins and full en-suite bath can be used as a third bedroom. Other features include a private elevator, marble tile floors, custom wall treatments and a sweeping balcony with Potomac River views.
