Most Units Sold

November was an active month for sales in the Washington, DC area. Two buildings had three sales each, beginning with 2501 M in the West End neighborhood. The stylish glass-faced building has a very contemporary design and is just a block from Georgetown. Of its three sales, Unit #201 had the second-highest sales price in November at $2,380,000, as well as the highest price for size-adjusted, at $1,240.23 per sq. ft. The corner condo has two bedrooms, a den, 2.5 baths and 1,919 square feet of living space. A wide-open design, giant windows, a stylishly modern kitchen and a glassed-in dining room add to the considerable appeal. Also with three sales in November is Atrium in Arlington’s Rosslyn waterfront neighborhood. Named for its “atrium” style windows that offer breathtaking views of the Potomac River, this popular building is strolling distance from shops, restaurants and the Rosslyn Metro.

No fewer than seven buildings had two sales each! Hampden Row in Bethesda is a luxury building that is also home to the fifth-highest sale of the month with Unit #501, a corner residence with two bedrooms, 2.5 baths and 1,800 square feet of living space. Selling for $1,375,000, this impressive condo has the largest owner’s suite in the entire building. Also worth singling out is City Vista in Mount Vernon Triangle, with three buildings, an amazing rooftop swimming pool and a ground floor grocery. The complex has the November distinction of the third-highest list-to-sales ratio with Unit #807, a two-bedroom, one-bath flat that was offered for $499,900 and closed at $510,000, or 102.02 percent of list.

Other buildings with two sales each include The Ventana in Penn Quarter, a 12-story modern structure perched over two historic brick townhouses; the highly popular Gaslight Square along the trendy Rosslyn-Ballston Corridor in Arlington; Ten Ten Mass with its 5-star roof deck and pool in Downtown’s Mount Vernon Triangle; The Odyssey with its sleek glass exterior in Arlington’s Courthouse neighborhood; and Union Row, a two-building community in the fabulous U Street Corridor (Flats and Warehouses). Notable buildings with one sale each include 2020 Lofts in the U Street Corridor; Clara Barton in Penn Quarter; and CityCenterDC in Mount Vernon Triangle, where Unit #803 had the third-highest sales price per size metric at $921.22 per square foot ($725,000 in total).

Highest Sales Prices

November’s highest condo sales price in the DC Metro area goes to Unit #703 at The Lauren in Bethesda. The fabulous three-bedroom, 2.5-bath apartment also had the second-highest sales-to-list ratio, offered at $3,095,000 and closing at $3,180,000. The very modern 3,167 square foot apartment features a direct access elevator, beautiful white marble kitchen and baths, two private balconies, dark gray wide-plank floors, an elongated gas fireplace in the living area and a terrific family room. There’s also a den that makes a great work-from-home space, and a gigantic owner’s suite. Second place goes to Unit #201 at 2501 M in the West End neighborhood. The $2,380,000 sales figure is also the month’s highest price per square foot at $1,240.23. The corner condo with two bedrooms, a den and 2.5 baths has a large and open 1,919 square foot layout, with a very modern and minimalist kitchen, and a cool glassed in dining room.

In third place is Unit #3A at the incredible Wardman Tower in Woodley Park. With a sales price of $2,225,000, the three-bedroom, 3.5-bath apartment has lovely treetop views from every window as well as from the terrace. The landmark building was completely renovated and has just 32 units over seven stories. Stunning millwork, walnut herringbone floors, marble baths and a gorgeous Chef's kitchen are just a few of the many features. Unit #605 at The Darcy in Bethesda takes fourth place honors with a closing price of $1,400,000. The spacious residence has two bedrooms, 2.5 baths, an office and a formal dining room, all laid out within the context of a modern 2,374 square foot floorplan. The many features include a chic woodgrain kitchen, huge walk-ins and a long private terrace.

Fifth place goes to Unit #501 at Hampden Row, also in Bethesda. The corner residence has two bedrooms, 2.5 baths and 1,800 square feet of living space. Selling for $1,375,000, this impressive condo with its dark hardwood floors, private balcony and open modern kitchen, also has the largest owner’s suite in the building. Closing out the highest sales prices in November is Unit #305 at The Weslie in Arlington’s Rosslyn waterfront neighborhood. With two bedrooms, 2.5 baths and 1,696 square feet of living space, the elegant two-level residence sold for $980,000. The layout makes this feel more like a split-level house than an apartment, with two-story living area, a lofted dining room, winding stairs and a terrific gourmet kitchen. Bonus points for the private terrace with views of the Potomac River!

Highest Sales Price to List Ratio

Topping the list-to-sales ratio in November is Unit #1204 at The Madrigal in Mount Vernon Triangle. The 12th floor corner penthouse has two bedrooms, two baths and 937 square feet of uniquely shaped rooms with giant walls of windows and overhead ductwork that snakes though the layout. With an open gourmet kitchen, hardwood floors, soaring ceilings, a glassed-in owner’s suite and private terrace, this loft-inspired apartment listed for $649,000 and sold for $670,000, representing 103.90 percent of the original asking price. Coming in second is Unit #703 at The Lauren in Bethesda. The three-bedroom, 2.5-bath stunningly modern apartment was also the highest sales price for November, listing at $3,095,000 and closing for $3,180,000 or 102.75 percent. The 3,167 square foot lifestyle experience has a direct access elevator, an incredible white-on-white marble kitchen, luxury chic bathrooms and two private balconies.

Third place goes to Unit #807 at the three-building City Vista community in Mount Vernon Triangle. The two-bedroom, one-bath apartment listed for $499,900 and sold for $510,000, equaling 102.02 percent. An open kitchen with dark granite counters and stainless steel appliances tucks neatly into one corner, maximizing space in this cute 868 square foot flat with its beautiful hardwood floors. In fourth is Unit #1107 at The Ventana, a modern building that sits above historic row houses on F Street NW in the Penn Quarter. The two-bedroom, 2.5-bath penthouse has 1,253square feet of interior space spread out over two stories, with wide-plank floors, a fantastic open kitchen and a private roof deck. It sold for $825,000 or 101.16 percent of list.

Unit #407 at The Flats at Union Row, in the U Street Corridor, comes in fifth after listing for $739,000 and closing at $744,000, equaling 100.68 percent of list. The hip industrial-style condo has two beds and two baths, with overhead ductwork, gleaming hardwood floors and a private outdoor space. Closing out the category in sixth place is Unit #1201 at Ten Ten Mass in Mount Vernon Triangle. The two-bedroom, two-bath apartment in the popular luxury building was offered for $929,000 before selling for an extra grand, at $930,000 (100.11 percent). An open floorplan and a panoramic balcony add to the appeal, as well as all the great shops and restaurants within easy strolling distance.

Highest Prices Per Square Foot

Topping the highest price per square foot in November is a stunning residence that has been featured prominently throughout this month’s sales blog. Unit #201 at 2501 M in the West End neighborhood has a very modern and open layout with two bedrooms, two baths and 1,919 square feet of living space. It was also the second-highest condo sale of the month at $2,380,000, translating to a robust $1,240.23 per sq. ft. The former office building was reimagined through the CORE architecture and design firm, resulting in stunning glass façade and sleek interiors. Among the many features in this unit are a chic kitchen recessed into the wall, a glass-enclosed dining room and stylish baths. Unit #703 at The Lauren in Bethesda had the top sales figure for the month, the second-highest price per square foot and the second-highest sales to list ratio! The super spacious 3,167 square foot modern apartment listed for $3,095,000 and sold for $3,180,000, translating to 102.75 percent and $1,004.10 per sq. ft. That’s a lot of high marks for this incredible flat with its private elevator and beautiful white marble kitchen.

In third place is Unit #803 at CityCenterDC in Mount Vernon Triangle. The one-bedroom, one-bath residence has a modern 787 square foot layout and sold for $725,000, translating to $921.22 per square foot. Ultra-wide plank floors run throughout the one-bedroom flat, with a stylish open gourmet kitchen set into Molteni Italian cabinetry, plus a cool glassy white desk cubby. The apartment is just steps away from all the upscale shops and restaurants within the unique bubble community in DC’s vibrant downtown area. Unit #1201 at Ten Ten Mass in Mount Vernon Triangle nabs two honors. The two-bedroom, two-bath luxury apartment has 1,186 square feet of space and listed for $929,000 before selling for $930,000. That translates to $784.15 per square foot (fourth place) and 100.11 percent of list (sixth place).

Next up is Unit #414 at Metropole in Logan Circle. The super snazzy loft residence has giant factory-style windows, blonde cabinetry, steel stairs and overhead ductwork. The 859 square foot two-level layout and a healthy $670,000 sales figure translate into $779.98 per square foot. Closing up the dollar per measurement category is Unit #402 at Lofts 14 in Logan Circle’s hipster Auto Row. This exception loft unit with its exposed brick walls and soaring ceilings has two bedrooms, two levels, two baths and 995 square feet of interior space. The closing price of $774,900 reflects $778.79 per square foot for this cool pad inside the former automobile showroom.

November, 2020 Highest Price New Listings

The priciest new condo listing in the Washington Metro region in November is Unit #PH2E at the Ritz-Carlton West End in the West End neighborhood. Priced at $3,795,000, the spectacular 4,008 square foot penthouse has three bedrooms, 3.5 baths, a family room, a media room, a sunroom and three private terraces. A welcoming foyer leads into a stunning entertainment gallery, and then into a large living room with overhead lattice beams. There’s even a home office with its own catering kitchen! Coming in second is Unit #700 at The Columbia in the West End neighborhood. Listed at $3,000,000, “The Belvedere” went under contract quickly. The crown jewel penthouse has distinctive Tuscan columns, bookended by towers that make it an integral centerpiece of the original building. The 3,880 square foot residence with 1,900 square feet of private space has been partially gutted, and is ready for a fresh remodel.

There is a virtual tie for third place, starting with Unit #708 at The Metropole in Logan Circle. Offered at $2,950,000, the two-bedroom, two-bath corner penthouse duplex has a generous 2,837 square foot layout with a very modern feel. Blonde hardwood floors, walls of windows and loads of extras make this a real standout. Among the many features are a glass encased wine room, a glass catwalk, a dedicated office space, two private terraces and a show-stopping open kitchen. The other half of the third-place tie goes to Unit #1103 at CityCenterDC in Mount Vernon Triangle. The 1,720 square foot penthouse with its $2,950,000 price tag offers two bedrooms, 2.5 baths and a spectacular private multilevel Sky Terrace with a gas grill, custom fire feature and landscaping. The two bedrooms, including a spacious owner’s suite, are positioned at opposite ends for maximum privacy. In-between is an extended open living, dining and cooking area.

Fifth place goes to Unit #24 at Kalorama’s iconic 2121 Connecticut Avenue. Offered at $2,495,000 this 2,800 square foot three-bedroom, three-bath apartment presents a Robert Gurney modernist remake inside one of Washington’s most notable historic addresses. Here, a traditional layout is transformed into open spaces with stunning custom built-ins and woodwork. A designer kitchen with incredible cabinetry evokes Scandinavian minimalism, while the bedrooms and baths are all magazine perfect. Closing out November’s impressive list is Unit #701 at The Adele in Downtown DC, at the southern fringe of Dupont Circle. The 2,093 square foot apartment comes with two bedrooms and 2.5 baths, and is listed at $2,395,000. Beautiful wide-plank floors and thick crown molding complement a combination of open and enclosed spaces, giving this the feel of a house within a multi-level Federal-style building. The gourmet kitchen and baths put white marble to stunning use. A window bay in the living area, plus a dining room and a private terrace, adds to the allure.
