Most Units Sold

555 Mass had the most closings in October with four units sold. This luxury "It Building" in the Mount Vernon Triangle is loaded with amenities from its staffed front desk to a rooftop pool. There were three buildings with three sales each: the Clara Barton in Penn Quarter, Somerset House in Chevy Chase and Ten Ten Mass in Mt. Vernon Triangle.

Five buildings had two closings each: 3303 Water Street in Georgetown, Delancey Lofts in Adams Morgan, Landmark Lofts on Capitol Hill, The Adagio in Bethesda and The Floridian in the exciting-hot U Street Corridor.

Last but not least, there were five buildings with one sale each, starting with the intriguing Adams Alley, an adaptive reuse project combining the historic Colortone Printing Building with new three-story overhead penthouses overhead. Others on the one-sale list include City Vista in Mt. Vernon Triangle, Gallery Place in Chinatown, Gaslight Square in Rosslyn and Madrigal Lofts in Mt. Vernon Triangle.

Highest Sales Prices

The legendary Watergate complex in Foggy Bottom was home to the highest sales price in October. Unit #1206/1207 is a newly renovated residence that combined two apartments into one, resulting in 3,007 square feet of living space, a luxurious master suite and an elongated private balcony with stunning views of the Potomac River. The closing price was $3,900,000 at $1,297 per square foot.

Coming in second was Unit #8C at 3303 Water Street in Georgetown’s waterfront. The modern duplex closed at an even $3 million, with 2-beds, 2-baths, a master suite and loft with terrace. Third on our max sales list is Unit #1003, a spacious 3,021 square foot residence at Somerset House in Chevy Chase. The 2-bed, 2.5-bath condo with a large balcony and bonus room sold for $2,300,000.

Next is Unit #PH20 at VIO on The Wharf in the Southwest Waterfront. This fabulous white-on-white penthouse with 1,560 square feet of space and a private rooftop terrace closed for $1,606,400. Fifth on the list is #504 at The Columbia with a closing price of $1,310,000. The 2-bed, 2-bath residence in this historic West End complex has wide-plank floors, a gourmet kitchen and a large private terrace with panoramic views. Last but not least is Unit #308 at Landmark Lofts at Senate Square on the Hill: a restored and renovated former convent built in 1874. This handsome 2-bed, 2.5 residence sold for $1,080,000, with original exposed brick and hardwood floors plus new modern features like the gourmet kitchen.

 

Highest Sales Price to List Ratio

The top sales-to-list ratio in October belonged to Unit #207 at Delancey Lofts in Adams Morgan. The 2-bed, 1-bath warehouse conversion loft with wide-plank hardwoods and exposed brick walls was listed at $645,250 and closed for $676,250: a sturdy 104.84% over asking. Second is Unit #110 at Somerset House in Chevy Chase with 2-beds and 2.5 baths. The roomy 2,442 square-foot flat listed for $1,495,000 and sold for $1,551,000 (103.75%).

Next is Unit #7F at 3303 Water Street in Georgetown. The 2-bed, 2.5 bath duplex with floor-to-ceiling window walls and spectacular river views listed for $2,850,000 and closed at $2,950,000—103.51% of its asking price. In fourth place was Unit #911 at Ten Ten Mass in the Mt. Vernon Triangle. The 1-bed, 1-bath flat closed for $510,000 or 102.41% of its $498,510 asking price. Next is Unit #615 at Madrigal Lofts in Mount Vernon Triangle. The 1-bed, 1-bath condo with exposed ductwork and gleaming hardwoods was priced at $465,000 and sold for $474,000 (101.94%).

Returning to Ten Ten Mass is PH#207, a top-floor penthouse with one-bed, 2-baths plus a den and private balcony. This one sold for $762,000 after listing for $749,000 (101.74%). In seventh is #402 at The Matrix in Logan Circle. The one-bed, 2-bath plus den condo has exposed ductwork, a cinder brick wall and a balcony, and sold for $625,000 after listing for $620,000 (100.81%).

Our final entry is PH20 at VIO, a new luxury building overlooking the water at the Southwest Waterfront. This very modern penthouse with private rooftop terrace and direct elevator to the Wharf Promenade is also one of the highest sales prices in October, closing at $1,606,400—100.41% of its original $1,599,900 offering.

 

Highest Prices Per Square Foot

The highest price per square foot sale in October belongs to Unit #7F at 3303 Water Street in Georgetown. The 2,043 square-foot duplex with its spectacular views of the Potomac was also one our highest sales-to-list closings, selling for $2,950,000, or $1,443.95 per square foot!

Next is the highest-priced sale in October, an ultra-large residence at the Watergate that combined two units into one. The 3,007 square-foot pad with stunning water views sold for $3,900,000 or $1.297 per square foot.

Our third entry is a fabulous penthouse (PH20) at VIO on The Wharf. This was one our highest sales-to-list condos as well, closing at $1,606,400 or $1,029.74 per square foot. Unit #504 at the historic Columbia in the West End was also one of our priciest sales in October. The two-bed, 2-bath spacious condo with a private terrace and panoramic views sold for $1,310,000 or $886.33 per square foot. Unit #103 at the historic Landmark Lofts on Capitol Hill sold for $579,000 or $812.06 per square foot and Unit #305 at Adams Alley in Adams Morgan (the adaptive reuse Colortone building) sold for $850,000 or $791.43 per square foot.

 

Highest Price New Listings

The weather may have cooled down but the appetite for expensive properties didn’t. Sitting at the top in October is PH#3A at the Ritz-Carlton West End with an asking price of $4,495,000. The 3,378 square-foot penthouse has 3-beds and 4-baths plus massive window walls, chef’s kitchen, library and bonus room. Enjoy spectacular cityscape views from the 1,700 square-foot rooftop terrace!

Next up is Unit #2A at 2002 Massachusetts in Dupont Circle, priced at $3,995,000. This 4-bedroom, 4.5 bath duplex is part of a recently constructed modern condominium that connects to the historic James G. Blaine House. In juxtaposition to the Second Empire building next-door, the 5,400 square foot residence is all about stark white-and-brushed metal design, from its uber-industrial kitchen to polished concrete floors.

Third on our list is Unit #202 at the Somerset House in Chevy Chase. Listed at $3.6 million, the 3,400 square foot apartment boasts an open living area with curved front windows, chef’s kitchen, a master suite in a private wing with His & Hers baths and an extra-spacious balcony.

Next is Unit #6 at The Logan, a historic building in the heart of Logan Circle. The 3-bed, 3.5 bath boutique penthouse lists for $2,595,000 with direct elevator access, marble baths and an 800 square-foot rooftop terrace. Fifth place goes to #8E at the ultra-modern 22 West the West End. With 3-beds, 3-baths, a den and 2,232 square feet of living space, this treetop flat offers minimalist design with true luxury and balcony views. Our final entry is #307 at The Montrose in Georgetown. Listed at $2,550,000, the 3-bed, 3-5 bath penthouse has two levels, a charming terrace, elevator inside the residence and four deeded parking places.
