Most Units Sold

November saw three buildings sell three units each including the exciting new Bethesda property, Hampden Row, plus Somerset House in Friendship Heights and The Lafayette in Penn Quarter. Nine additional buildings produced two sales each including 22 West in West End, City Vista and Madrigal Lofts in Mount Vernon Triangle, Gaslight Square in Arlington, The Darcy in Bethesda, and Logan Station in Logan Circle.

 

Highest Sales Prices

Seven buildings contended for highest sales throughout the city. In Friendship Heights, Somerset House took the top sale with a 2 bedroom 2.5 bath unit which closed at $2,400,000.00. Two other buildings in the West End captured second and third place— 22 West with a $1,995,000 sale and 2424 Lofts with $1,775,000. Two Bethesda buildings had sales of $1,700,000 each: Hampden Row and The Darcy.

 

Highest Sales Price to List Ratio

Beating list price by almost 10%, the new unit #501 at Hampden Row in Bethesda sold for $1,700,000. Other list toppers included Meridian Crescent in Adams Morgan with 105.21%, and The Watergate in Foggy Bottom with 103.52%.

 

Highest Prices Per Square Foot

Highest $ Per SF was captured by 22 West in West End with $1,051.16. Another condo beat the thousand per SF barrier: Somerset House in Friendship Heights sold for $1,008.82 per SF. Other big sellers included City Center in Mount Vernon Triangle, Hampden Row in Bethesda, Residences at Market Square in Penn Quarter, and The Watergate in Foggy Bottom.

 

Highest Price New Listings

Top price new listings included Hampden Row Unit #405 listed at #3,899,990. Two units at Wardman Tower were offered at $3,395,000 and $2,645,000 and a penthouse at The Adele in West End was presented at $2,499,000.
