Most Units Sold

Two of our “It Buildings” had the Most Units Sold in August: Somerset House in Friendship Heights and Lofts 14 in Logan Circle. Topping the list was The Clara Barton in Penn Quarter with six closings. Selling five units was the aforementioned Somerset House as well as The Watergate in Foggy Bottom. Four condos each sold at The Atrium in Arlington, City Vista in Mount Vernon Triangle and Ten Ten Mass in Mount Vernon Triangle. Selling two units each were 2020 Lofts in the U Street Corridor and Residences at Market Square in the Penn Quarter. Finally, Gallery Place in Chinatown, Lofts 14 in Logan Circle, Logan Station in Logan Circle and The Artisan in Penn Quarter all had two closings.

Highest Sales Prices

The Wormley School—our notable building for August—was also the month’s highest-priced sale at $2,650,000. Coming in second was Unit #607 at one of our "It Buildings," Somerset House located inside a posh gated complex in Friendship Heights. The elegant 2-bedroom, 2.5 condo sold for an even $2 million. Unit #1207 at The Odyssey in Arlington, with 3-bedrooms, 3-baths, floor-to-ceiling window walls, two balconies and 1,893 square feet of living space sold for $1,535,000. Also in Arlington is the sleek, curvilinear Turnberry Tower where Unit #1010 with 2-beds and 2.5 baths closed for $1,430,000. Unit #1111 at the "It Building" Ritz-Carlton West End with its hotel services and luxury amenities sold for $1,325,000. Our final entry is Unit #114-116 at The Wyoming, a legendary "Best Address" in Kalorama built in 1910. This rare, 3-bedroom, 3-bath double apartment features 2,348 square feet, original hardwood floors and exposure on three sides.

 

Highest Sales Price to List Ratio

In August, the highest sales-to-price listing was Unit #810 at the famed Watergate complex in Foggy Bottom. The 2-bed, 2-bath co-op listed for $539,900 and sold for $565,000 for a 104.65% over list. Unit #114 at Logan Station in Logan Circle listed for $589,000 and sold for $610,000, for 103.57% over the asking price. Ten Ten Mass with its stunning roof deck and pool in the Mount Vernon Triangle is the home of #903 which sold for 102.50% over list, while Lofts 14 on Church Street in vibrant Logan Circle closed for 102.28% over asking. A condo at the U-shaped 2020 Lofts building in the U Street Corridor sold for 101.10% over list while #802 at City Vista in the Mount Vernon Triangle closed at 100.64% above its original price.

 

Highest Prices Per Square Foot

The highest price per square foot sale in August was also our monthly notable and our highest sales price! Yes, it’s Unit #5 at the Wormley School with a very robust $1,060.00 per square foot. The other monthly leaders included 22 West in the West End at $905.01, The Waterview by the Potomac River in Arlington at $845.61, Logan Station in Logan Circle at $837.74, City Center in Mount Vernon Triangle at $834.78 and Landmark Lofts on Capitol Hill for $821.13 per square foot.

 

Highest Price New Listings

During the sweltering heat of August, the highest-priced new listing was Unit #9C at Westlight in the West End for $4,445,000. The 3,051-square foot contemporary corner residence features 3-beds, 3.5 baths, floor-to-ceiling windows and a sleek white-on-white Euro-style kitchen. Coming in second was another ultra-spacious unit, #1206 at the Luigi Moretti-designed Watergate in Foggy Bottom with 3-bedrooms, 3-full and 2-half baths, a den and 3,007 square feet of space at $3,990,000. Unit #405 at the recently completed Hampden Row in Bethesda, Maryland is listed at $3,849,990 with 3-bedrooms, 3.5 baths, 2,780 square feet, designer finishes and concierge services. There were two high-priced new listings at Westlight in the West End: #2C at $3,195,000 and #9F at $3,195,000. Each has 3-beds and 3-baths. Our final listing returns to Hampden Row with Unit $604, a 3-bedroom, 2.5-bath city home with an asking price of $2,999,990.
