Most Units Sold

CityCenterDC in Mount Vernon Triangle and The Bower at The Yards (adjacent the Navy Yards) lead the way in sales volume in June with four closings each. Of the four sales at CityCenterDC, Unit #402 with two bedrooms, two baths and 1,340 square foot of luxurious living space closed at $1,280,000, making it the fifth highest price per square foot ($955.22). The Bower is a new construction building and cornerstone of the 42-acre mixed-use community known as The Yards along the Anacostia River and adjacent Nationals Park (home to the Washington Nationals major league baseball team).

There were four buildings with three sales each: Somerset House in Chevy Chase, Yale Steam Laundry in Mount Vernon Triangle, and Turnberry Tower and The Odyssey, each of which are in Rosslyn. From this group of four, Somerset House had two additional honors for one particular sale. Unit #1503 was the second highest closing for June at $2,751,503 as well as the sixth highest list-to-sales ratio at 102.10 percent. The 3,021 square foot apartment with two bedrooms, a den and 2.5 baths was remodeled by Ella Scott Design and bid up from it’s original $2,695,000 asking price. There were also six buildings with three sales each. They are 22 West in the West End neighborhood, Atrium in Rosslyn, the new Pierce luxury tower in Rosslyn, VIO at The Wharf in the Southwest Waterfront, Madrigal Lofts in Mount Vernon Triangle, and Muse in Alexandria’s Old Town community.

Of these six, Unit #9G at 22 West was the month’s highest sales price at $4,001,000 as well as the second highest price per square foot at $1,102.51. The modern white-on-white two-level penthouse with 3,629 square feet of space features two bedrooms, a family room, an office, and a sun-drenched roof deck that stretches around two sides. Also notable is Unit #602 at Muse, capturing the third highest sale, the third highest price per square foot, and the fourth highest list-to-sales ratio. The two bedroom corner penthouse has 2.5 baths, a den, and 2,469 square feet of modern living space, a private roof deck and an additional balcony. The residence sold for $2,678,500, translating to $955.22 per square foot and 104.63 percent of the original asking price. Unit #T08 at 2501 M in the West End is the month’s fifth highest sale at $1,800,000. The corner condo with two bedrooms, a den and 2.5 baths has 1,660 square feet of living space including sleek finishes and white oak flooring. Also selling for $1.8 million is Unit #942, a spectacular two-story penthouse at The Columbia Residences in the West End. The 2,062 square foot residence with two bedrooms and two baths, has an upstairs bonus room with a wet bar, leading out to a private roof deck.

Highest Sales Prices

Four of the six highest sales in June are in Washington’s West End neighborhood, starting with Unit #9G at the 22 West building. The two-level penthouse with 3,269 square feet of living space sold for $4,001,000 and was also the second highest price per square foot at $1,102.51. A redesign by ADD 100’s William Hodgins resulted in an airy white ambience with an open Euro-style kitchen that blends seamlessly into the walls. Four parking spaces are also included. Unit #1503 at a href="https://lifeatthetop.com/recent-sales-somersethouse" title="Click to view all recent sales at Somerset House" target="_blank" rel="noopener">Somerset House in Chevy Chase was June’s second highest sale at $2,751,503 as well the sixth highest list-to-sales ratio at 102.10 percent. The two-bedroom, 2.5-bath apartment with 3,021 square feet of living space was remodeled by Ella Scott Design, using huge window walls to invite natural light inside, bathing the pale wide-plank hardwood floors in a soft glow. Other features include a den with full height built-ins, a showcase kitchen, an expansive private terrace plus an additional balcony for the primary bedroom suite.

The third highest sale is Unit #602 at the new Muse development in Old Town Alexandria. The corner penthouse with 2,469 square feet of luxurious living space closed at $2,678,500, also earning third place honors in the highest price per square foot category at $955.22 as well as the fourth highest list-to-sales ratio at 104.63 percent. The two-bedroom, 2.5-bath residence has a large open living, dining, and cooking area, as well as a separate family room, a very spacious private roof deck, and a secondary balcony. Fourth place goes to Unit #85 at Westlight in the West End. The two-bedroom, two-bath flat with a den sold for $2,100,000. Highest Sales Price to List Ratio

Condos at the Flour Mill in Georgetown don’t come to market often. But Unit #506 is an exception, popping up on June 10 and going under contract just three days later. The two-bedroom, 2.5-bath residence closed the same month at $1,325,000. That’s $175,000 over the original asking price of $1,150,000, for a whopping 115.22 percent list-to-sales ratio. The sun-filled apartment with vintage parquet floors, soaring ceilings, and a spacious terrace overlooking the B&O Canal is strolling distance from Georgetown Waterfront Park and the Potomac River. Second place goes to Unit #15 at The Dresden in Kalorama. The 1,830 square foot residence with three bedrooms and 2.5 baths sold for $1,275,000 representing 106.69 percent of asking. The iconic building with its distinctive curvilinear brick façade was built in 1909 by Harry Wardman and designed by Albert H. Beers.

Unit #601 at The Whitman in Mount Vernon Triangle takes third place after selling for $750,000 (104.82 percent). The two-bedroom, two-bath corner condo with 1,078 square feet of space has an airy and modern light-filled layout, in a full-service downtown building loaded with amenities. Coming in fourth in the list-to-sales category is Unit #602 at Muse in Old Town Alexandria. The corner penthouse sold for $2,678,500 equaling 104.53 percent of asking. The two-bedroom, 2.5 bath residence with a den, a private roof deck, an additional balcony, and 2,469 sq. ft. of living space is also the third highest overall sale as well as the third highest price per square foot at $955.22 per square foot.

Muse is a brand new building that is central to the city’s creative culture, and home to The Art League as well as the new Metro Stage Theatre.

Unit #852 at Clara Barton in Penn Quarter nabs fifth place, listing for $699,000 and closing at $715,000 (102.29 percent). Highest Prices Per Square Foot

The highest price per square foot in June, as well as the fourth highest overall sales price goes to Unit #85 at Westlight in the West End neighborhood. Features include two bedrooms, 2.5-baths, a family room, a large private roof deck and an additional balcony. Coming in fourth in the price per sq. ft. sweepstakes as well as fifth in the overall sales price is Unit #T08 at 2501 M in the West End. The 1,660 square foot flat with two bedrooms, 2.5 baths plus a den, closed at $1,800,000 ($1,084.34 per square foot).

Fifth place goes to Unit #402 at CityCenterDC in Mount Vernon Triangle. The modern 1,340 square foot flat with two bedrooms, two baths, a long private balcony, and a completely open kitchen with recessed appliances and Moltini cabinetry, sold for $1,280,000, or $955.22 per sq. ft. Our final award winner is Unit #24 at Dumbarton Place in Dupont Circle. This light-filled corner unit with two bedrooms, 2.5 baths and 1,416 square feet of luxurious living space closed at $1,298,900, which comes to $917.30 per square foot. A cute office space, a gorgeous kitchen, two garage parking spots, plus extra storage, add further value to the sale.

June, 2022 Highest Price New Listings

The highest priced new listing in June is offered at a whopping $7,450,000, nearly double the asking price of its nearest competitor. Unit #93 at the highly modern Westlight building in the West End neighborhood enjoys 3,000 square feet of living space, with sleek customized finishes, three bedrooms, 3.5 baths and two spacious living room areas flanking a showcase kitchen and open dining area. The luxe residence with its expansive window walls is being sold furnished. Second place goes to Unit #801/806 at the iconic Watergate in Foggy Bottom. Listed at $3,899,000, the three bedroom coop with three full and two half baths, is the result of two apartments being combined into one 4,000 square foot corner residence with river views from virtually every room, as well as from the extended balcony.

Coming in a very close third is Unit #8E at the Ritz Carlton West End at $3,800,000. The elegant three-bedroom, 3.5-bath apartment with 3,096 square feet of living space features a large foyer, a giant open living and dining area, an oversized gourmet kitchen with panelized appliances, and a family room. Unit #301 at Somerset House in Chevy Chase captures fourth place and is already under contract after listing for $3,500,000.
