Most Units Sold
Four buildings, all of them picks for our "It Buildings" lists, were tops in the ranks of Most Units Sold: City Vista and Madrigal Lofts in Mount Vernon Triangle, Turnberry Tower in Arlington and Union Row in U Street Corridor. Three more buildings sold three units each including Clara Barton and The Artisan in Penn Quarter and Kalorama Lofts in Adams Morgan.
Highest Sales Prices
Unit 1C at the Ritz-Carlton Georgetown, a spectacular 3-bedroom, 3-and-a-half bath residence with over 2,600 square feet of space was listed for $2,700,000 and closed at $2,600,000. In second ranking, Turnberry Tower in Arlington captured $2,375,000 for a 3-bedroom, 3-and-a-half bath sale, followed by Somerset House in Friendship Heights with a $2,100,000 closing for 3-bedroom 3-bath unit 1104. Three six-figure sales included Logan Station in Logan Circle at $970,000, Kalorama Lofts in Adams Morgan $877,000, and The Sonata in Mount Vernon Triangle at $840,000.
Highest Sales Price to List Ratio
Unit 508 at Hampden Row in Bethesda earned first place in Sales Price to List to Ratio -- 112.30%, that works out to over $67,000 above the ask. Five other buildings that surpassed listing price included The Artisan in Penn Quarter (106.98%), Madrigal Lofts (105.88%) and City Vista (104.02%) in Mount Vernon Triangle, The Floridian (103.29%) in U-Street Corridor and Kalorama Lofts (103.19%) in Adams Morgan.
Highest Prices Per Square Foot
The Ritz-Carlton Georgetown had the most expensive square feet in the region in February at $983.36 for that spectacular unit 1C. Other winners were Turnberry Tower in Arlington at $879.63, Logan Station in Logan Circle at $855.38, Somerset House in Friendship Heights at 840.67, The Waterview in Arlington at $809.30, and Hampden Row in Bethesda at $779.62.
Highest Price New Listings
The Highest Priced New Listing was the breathtaking Unit H Penthouse at Pierce School Loft Condos — a huge 9,500 square foot property atop Capitol Hill with 5 bedrooms, 4-and-a-half baths and amazing amenities, listed for $3,399,000. At Somerset House in Friendship Heights, Units #1103 and 1104 were combined into a 4-bedroom, 4-and-a-half bath residence went Under Contract for $2,995,000 the same day as listed. Another listing for $2,995,000 — Unit #508 at 1745 N in Dupont Circle featured 2 bedrooms, 3-and-a-half baths and 2,309 square feet. Other top new listings include City Center Unit #810 in Mount Vernon Triangle for $2,975,000 — a 2 bedroom 2-and-a-half bath corner penthouse in 1,389 square feet. At The Signet in McLean, Unit #400 was listed for $2,749,900 for a 4-bedroom 3.5-bath residence in 3,200 square feet. Finally, $2,449,900 was the ask for Penthouse 4 at 2002 Mass in Dupont Circle; with 3 bedrooms, 3-and-a-half baths and 2,400 brand new square feet.
