Most Units Sold

Four "It Buildings" in two prime neighborhoods topped the ranks of Most Units Sold in March. In Penn Quarter, the Clara Barton and the Residences at Market Square were singled out, while Madrigal Lofts and Ten Ten Mass in Mount Vernon Triangle also led the pack. Six buildings captured two sales each including 555 Mass in Mount Vernon Triangle; Atrium, The Odyssey and The Waterview in Arlington; The Floridian in U-Street Corridor; and The Watergate in Foggy Bottom.

Highest Sales Prices

At 2501 Pennsylvania Ave NW, Unit #2A in the West End sold for $2,200,000 with two bedrooms, two full baths and one half bath in just over 2,700 sq. ft. In Bethesda, The Lauren placed second with a $1,950,000 transaction for Unit 201 featuring two bedrooms, two full baths and one half bath in 2,438 sq. ft. In Dupont Circle, The Duncan Unit #401 offered three bedrooms, three full baths , private roof deck and sold for $1,575,000. Another West End landmark — 22 West — delivered a beautifully renovated two bedroom, two full bath condo on the seventh floor for $1,549,900. In Bethesda, a two bedroom, two bath condo at The Adagio sold for $1,145,000 while a second two bedroom, two bath condo at Lionsgate closed for $1,100,000.

 

Highest Sales Price to List Ratio

Listed at $419,000 and sold for $425,000, The Atrium Unit 1022 in Arlington topped Sales Price to List Ratio at 101.43%. Five other buildings surpassed asking price including two in Mount Vernon Triangle: 555 Mass with 100.97% above list and Madrigal Lofts at 100.64% over. The Northumberland in Dupont Circle topped list by 100.50%, And in Penn Quarter, the Residences at Market Square beat the asking price by 100.47%, and Clara Barton was 100.23% over.

 

Highest Prices Per Square Foot

22 West in West End just edged out the Residences at Market Square in Mount Vernon Triangle for Highest Price per square foot with $1,106.28 per square compared to $1,103.83. Four other buildings earned top dollars for their coveted square feet: At $844, 50 The Duncan in Dupont was in third place followed by 2501 Pennsylvania in West End ($808.27); The Lauren in Bethesda ($799.84) and 3303 Water Street in Georgetown ($794.57).

 

Highest Price New Listings

Two units at the Watergate formed The Highest Priced New Listing — Units #1206 and #1207 feature two bedrooms, two full baths and one half bath in 3000+sq.ft. with fabulous water views, listed for $4,200,000. In Bethesda, The Lauren Unit #604 offers three bedrooms with den and four-and-a-half baths for $4,150,000. Two Westlight units were third and fourth in pricing: #73 with three bedrooms and three baths is offered at $3,995,000 while Penthouse #106 is listed at $3,375,000. Another Watergate offering features Units #801 and 806 for $3,200,000. And City Center offers Unit #810 -- a two bedroom, three bath condo for $2,875,000.
