Most Units Sold

November was a busy month for closings with five buildings in the DC area having three sales each: The Ritz-Carlton West End in the West End neighborhood, The Adagio in Bethesda, Madrigal Lofts in Mount Vernon Triangle, Somerset House in Chevy Chase, and The Vio in the Southwest Waterfront.

The two highest priced sales in November were also within this group. Unit #PRESP2 is the Presidential Penthouse at the Ritz-Carlton West End, and went under contract just three days after listing at $9,500,000. The palatial 5,664 square foot residence with three private terraces closed on November 19, 2021, for $9,150,000. The mansion in the sky also had the highest price per square foot at $1,615.47. The Adagio, meanwhile, enjoyed the second-highest sale for the month with Unit #8011, a luxurious 4,740 square foot, two-level penthouse that closed at $3,335,000. Among the many features are sweeping spiral stairs, four bedrooms, four full and two half-baths, and a 1,665 square foot wraparound private roof deck.

There were seven buildings with two sales each: The Odyssey in Arlington’s Courthouse neighborhood, 2501 M in the West End, Dumbarton Place in Dupont Circle, Turnberry Tower in Rosslyn, plus City Vista, Ten Ten Mass and The Whitman, all of which are in Mount Vernon Triangle. There were numerous monthly highlights within this batch as well. Unit #610 at The Odyssey in Rosslyn captured the second-highest list-to-sales ratio, listing at $759,900 and closing at $772,000 for 101.59 percent. Unit #810 at Turnberry Tower in next-door Rosslyn had the fifth-highest in the same category, listing for $1,395,000 before selling for $1,411,000, or 101.15 percent of asking. Unit #502 at 2501 M in the West End had the sixth-highest overall sales price in November at $2,500,000. The sleek 2,081 square foot flat with two bedrooms and 2.5 baths also enjoyed the third-highest price per square foot at $1,201.35.

Also notable in November is the first sale at Meridian Crescent in Adams Morgan since November 19, 2019. Unit #207 is a lovely two-level, two-bedroom, 2.5-bath penthouse with 2,041 square feet of living space plus two private terraces boasting incredible skyline views. After listing for $999,900, the fashionable residence sold for $1,035,000. That’s 103.51 percent over asking, making it the winner in the highest list price to sales ratio for the month.

Highest Sales Prices

There were a number of impressive sales in the Washington, DC area in November, but one stands heads above the rest. Unit #PRESP2 is the Presidential Penthouse at the full-service Ritz-Carlton West End in the perennially popular West End neighborhood. The renovated 5,664 square foot apartment comes with three bedroom suites, a family room, living room, dining room, office and three private balconies. It listed at the beginning of November for $9.5 million and went under contract three days later, closing later in the same month for $9,150,000. The spacious sky mansion also capture top honors in the price per square foot category, at $1,615.47. Coming in second is Unit #811 at The Adagio in Bethesda. With a robust sales price of $3,335,000, the two-level penthouse has plenty to brag about, with four bedrooms, four full baths, two half-baths and 4,740 square feet of living space. Highlights on the first level include two separate gourmet kitchens, an incredible owners’ suite, an office, a media room with wet bar and wine fridge, and a private balcony. Floating spiral stairs lead up to a huge loft area with exposed metal ceilings, game rooms, a wraparound wet bar, a full bath, and a 1,635 square foot private roof deck.

Third place goes to Unit #606 at the Residences at Harbourside in Georgetown, with a $3,150,000 closing price. The elegant home offers three bedrooms and 4.5 baths, with over 4,100 square feet of living spread over two levels, and an additional 2,500 sq. ft. of private outdoor space on two levels. Other features include hardwood floors, a fireplace, a showcase kitchen, a lavish owners’ suite, and incredible views down the Potomac River. Unit #32 at 2029 Connecticut in Kalorama nabs fourth place at $2,600,000. The 3,200 square foot residence with its high ceilings, four beds, 3.5 baths and a newly renovated kitchen is part of one Washington’s grand old Beaux Arts buildings. A fifth bedroom is currently used as an office/den.

Coming in fifth is Unit #6C at Wardman Tower in Woodley Park. The three-bedroom, 3.5-bath residence has a 3,123 square foot layout with six-inch wide oak herringbone flooring, custom millwork and an impressive eat-in kitchen with Henrybuit cabinetry, Thermador appliances and Pentalquartz coastal gray counters. The sales price was $2,550,000. Closing out the bunch is Unit #502 at 2501 M in the West End at $2,500,000. The 2,081 square-foot modern residence with its floor-to-ceiling windows and sleek, minimalist finishes has two bedrooms, 2.5 baths and a private balcony. It also captured the third-highest price per sq. ft. at $1,201.35.

Highest Sales Price to List Ratio

Topping the list of over-asking sales in November is #Unit 207 at Meridian Crescent in Adams Morgan. The two-level penthouse with two bedrooms, 2.5 baths and 2,041 square feet of interior space is the first sale at the building in two years. Other features include hardwood floors throughout, marble baths, two side-by-side parking spaces and two private terraces with cityscape views that seem to stretch out forever. After being offered for $999,000, the elegant city home sold for $1,035,000, translating to 103.51 percent of the original price. Coming in second is Unit #610 at The Odyssey in Arlington’s Courthouse neighborhood. The two-bedroom, two-bath flat has 935 square feet of space with a chic open style, blonde hardwood floors and a spacious balcony. The apartment listed at $759,900 before selling for $772,000, translating to 101.59 percent of the asking price.

Third place goes to Unit #701 at Solo Piazza in Logan Circle. The sunny condominium with two bedrooms, a den and two full baths is located at the architectural glass peak of the building, and enjoys both east and south-facing floor-to-ceiling exposures. Other highlights include a wonderful gourmet kitchen and two private terraces. Originally offered at $989,900, the 1,482 sq. foot apartment sold for $1,004,000, or 101.41 percent of list. Unit #411 at Madrigal Lofts in Washington, DC’s Mount Vernon Triangle nabs the fourth spot, having listed for $849,999 before selling for $861,000 (101.29 percent). With two bedrooms, a den and two full bath, the corner unit showcases 11-foot ceilings, exposed ductwork, an elongated fire feature, and two private balconies.

Next is Unit #810 at the always popular Turnberry Tower in the Rosslyn waterfront neighborhood. The two-bedroom, 2.5-bath apartment with a 1,814 square foot floorplan and direct elevator service was marketed at $1,395,000 before selling for over-asking at $1,411,000 (101.15 percent). Features include two sweeping terraces, a built-in Sonos speaker system and pristine hardwood floors. Sixth place goes to Unit #804 at City Vista in Mount Vernon Triangle. The stylish one-bedroom, one-bath flat with a bonus den enjoys 925 square feet of living space with hardwood floors and a newly upgraded kitchen. It was offered at $549,900 before closing at $555,000, representing 100.93 percent of the original price.

Highest Prices Per Square Foot

November’s highest price per square foot winner goes to Unit #PRESP2 at the Ritz-Carlton West End in the West End neighborhood. The stunning Presidential Penthouse with 5,664 sq. ft. of living space was also the highest priced new listing and the highest sales price in November, closing at $9,150,000 which equals a very sturdy $1,615.47 per square foot. The renovated residence with three lovely bedroom suites also has three separate private outdoor spaces, adding to the spacious feel. Second place goes to Unit #901 at VIO, located at The Wharf in DC’s Southwest Waterfront. This light-filled and very modern three-bedroom apartment has 2.5 baths and a 1,540 square foot floorplan, plus a private balcony. Giant window walls offer direct views of the Washington Channel and the boat slips below. The sales price of $2 million translates to $1,298.70 per sq. foot.

Unit #502 at 2501 M in the West End is our third place winner at $1,201.53 per square foot. The stylish 2,081 sq. ft. flat also enjoyed the sixth-highest sales price for a condo or coop in the DC area at $2.5 million. The sunny corner unit has two bedrooms plus a den, with floor-to-ceiling windows overlooking Francis Field Park. Unit #42 at Dumbarton Place in Dupont Circle nabs fourth place, at $1,061.98 per square foot. The renovated corner apartment with two bedrooms, 2.5 baths and a roomy 1,436 square foot layout has southeastern views of Rock Creek Park, plus hardwood flooring, gorgeous custom millwork and a charming wine nook. The closing price was $1,525,000.

Fifth place goes to Unit #808 at The Columbia in the West End. The corner penthouse with two bedrooms and two baths has 1,175 sq. ft. of interior space as well as a 700 square foot private rooftop deck boasting sublime cityscape views. The residence sold at its full asking price of $1,249,000, or $970.21 per square foot. Closing out this category is Unit #1020 at the luxurious Residences at Market Square in Penn Quarter. Though not large at 510 square feet, the 10th floor apartment with one bedroom and one bath has a penthouse feel, with beautiful hardwood floors and French doors that open to a very impressive private terrace. The listing sold for $489,900, or $960.59 per square foot.

November, 2021 Highest Price New Listings

November introduced one of the highest-priced new condo listings in recent history, followed by a quick sale. Unit #PRESP2 at the Ritz-Carlton West End in the popular West End neighborhood came to market with a $9.5 million price tag. The stunning Presidential Penthouse has three bedrooms and five baths, and received an accepted offer just three days later, closing on November 19 for $9,150,000. The 5,664 square foot apartment with three private terraces takes both the highest new listing and highest sales price in the same month, as well as the highest price per square foot at $1,615.47. Second place is also quite impressive, with Unit #PH-C at the legendary Wardman Tower in Woodley Park listing on November 30 for $6,995,000. This extraordinary two-story penthouse with three bedrooms, 3.5 baths and 4,532 sq. ft. of living space blends restored old world charm and reimagined luxurious modernity.

Third place also goes to Wardman Tower, with Unit #7B offered at $4,995,000. Features include three bedrooms, 3.5 baths, 4,506 square feet of living space, a stunning library with fireplace and wet bar, a family room, living room, an amazing Henrybuilt kitchen, multiple balconies and three parking spaces. Our fourth place honoree already has a price reduction. Unit #211 at Washington Harbour in Georgetown listed at $3.5 million before a hefty $250K cut dropped that price to $3,250,000. With four bedrooms, five baths and 3,148 square feet of space, the spacious apartment is elegance personified. There’s also a massive private deck with up-close Potomac River views.

Fifth place goes to Unit #1221 at the iconic Watergate in Foggy Bottom. The completely renovated 2,972 square foot apartment is listed at $2,895,000, and boasts a sweeping balcony with lovely views of the Potomac, Kennedy Center, the pool and the gardens. Also of note is the expansive living and dining areas, plus a gourmet kitchen with Wolf, Thermador, and Fisher Paykel appliances. Our final entry is Unit #703 at Somerset House in Chevy Chase. Offered at $2,700,000, the three-bedroom, three-bath apartment has a 2,498 square foot layout with cove ceilings, lovely built-ins, a library, separate laundry room with sink, and a combination of marble and hardwood floors. The country club-style amenities as the lush 17-acre gated community are also notable, including indoor and outdoor pools, and tennis courts with an on-site pro.
